Discovery Dunes, billed as the Middle East’s first ultra-luxury, members-only residential community, is part country club, wellness sanctuary, and childhood summer camp for adults who happen to have seven-figure taste, with Mohammed Alawadhi leading its execution on the ground.

The Vision: From Desert to Sanctuary
Alawadhi is the CEO of Discovery Dunes, the Middle East debut of Discovery Land Company, the American developer known for its global portfolio of ultra-exclusive communities. The company’s Founder and Chairman, Michael S. Meldman, made a name designing private havens for Silicon Valley titans and sports stars – places where golf and barefoot barbecues mix with architecture that makes Architectural Digest salivate.

This is very much the intention of our Founder and Chairman, Mike Meldman, the visionary behind it all, and one we are now bringing to life at Discovery Dunes,” Alawadhi says.
Dubai was always going to be the regional launchpad. The land in Dubai South, a still-developing district stitched into the emirate’s ambitious 2040 masterplan, was selected by Meldman himself. “Mike saw Dubai as the perfect place to begin our Middle East expansion, and Dubai South in particular stood out. It is a city within a city and one of the fastest-growing districts in Dubai and the wider region combining state-of-the-art infrastructure with open spaces, and soon, the world’s largest airport. Its role as part of the Dubai 2040 strategy makes it an even more compelling location, and having been involved in the area’s development, I knew it had the potential to become home to something truly special. For us, it was about creating a place that feels rooted in the region yet worldly; a private sanctuary that balances the calm of the desert with the convenience of global access. The timing also felt right, with the regional real estate landscape ready to embrace a new model of high-end community living, one that is both timely and timeless.”
That bigger story, he argues, is about creating a new rhythm of life in a city obsessed with speed. Discovery Dunes, with only 340 members spread across 26 million square feet, promises not frenzy but flow: homes that open to desert skies, mornings on a Tom Fazio-designed golf course, afternoons at the equestrian center, evenings at the Lake House.

Alawadhi acknowledges this reality but shrugs it off. “Our community is undeniably beautiful and like no other in the region, but our focus is never on appearances alone. Discovery Dunes is as much about play as it is about polish. Yes, there will be a wellness center with cryo chambers, hyperbaric oxygen therapy suites, and other state-of-the-art facilities – but there will also be floating obstacle courses, zip-lines, and permission to golf barefoot.
“We are always looking for opportunities to tap into a member’s inner child. We think members can appreciate a perfect cut of Wagyu in the evenings and still enjoy a soft serve ice cream with sprinkles in the comfort station. We know we can deliver the best without taking it too seriously – a little light-heartedness goes a long way in helping people feel comfortable and reconnect with the simple pleasures of their youth,” Alawadhi explains.
